Your brief is your vision of the Life Style you wish us to bring about . We can help with the finalization of the brief and its relation to the budget by understanding your needs. We prepare a Project Programme from inception to completion to cover all phases of our Project Management.

DESIGN

To help clarify understanding and interpretation of the brief we prepare an Outline Proposals. This gives you a chance for review and refinement.









SKETCH DESIGN DEVELOPMENT

Our presentation is accompanied by plans, sections, elevations and 3D perspectives. We explain our design approach and attention to aesthetics and efficiency. Changes to the budget are recommended when considered necessary. You having approved the sketch design we prepare the Detail Design for your approval and instructions to proceed to the next stage.


PLANNING APPLICATION

We would have met with the Local Authority at the preliminary design stage to establish their rules and regulations. When advisable we show them our design approach and obtain clarification on any special requirements. These vary depending on the local authority. TENDERS

Having prepared the Tender Documentation we seek bids from not less than 3 registered and competent contractors. We prepare a Tender Report for your consideration and then appoint the successful contractor upon your instruction, having prepared the Contract for signing.


CONTRACT ADMINISTRATION

We organise and chair Site Meetings, draft minutes for issue to interested parties, check progress of construction work and compliance with the Building Contract. We prepare a Construction Period Programme, process Progress Payments and prepare the Final Account. Our fees range from 9% to 12% of the cost of the works, depending upon the nature of the project.
